Limitations, Restrictions, and other Information

Realtors and their agencies are regulated by the State of Pennsylvania and adhere to a strict set of rules and regulations. As per Section 35.306 of the Pa Code, please review the following information as it pertains to the FREE APPRAISAL OFFER for SELLERS.

(1) Description of the offer. There are no certificates or coupons to redeem, nor is any purchase necessary. When you list your home as specified, Action Real Estate will provide up to $500 as a credit on the Settlement Sheet to the benefit of the Buyer of your home, as an additional incentive to buy your home.

(2) The prerequisites for participating in this promotion and receiving the benefit of the gift offered. To participate in this offer, your home must have a projected sale price of at least $50,000 (calculated AFTER any seller's assist) and you must print this web page and present it to your agent no later than the date you sign your listing contract. The gift will only be awarded to a Buyer when that Buyer purchases YOUR home using an Action Real Estate agent. Additionally, there must be a successful closing with an actual sale price of at least $50,000 (calculated AFTER any seller's assist is applied).

(3) Limitation on number of gifts offered. Only one gift will be offered on behalf of each seller for each home listed, and only one gift may be claimed by a Buyer for each home purchased. All other conditions and prerequisites must be met to claim gift. The total number of gifts to be awarded is limited to the number of homes listed during the promotion period, that meet the requirements of the promotion.

(4) The fair market value of each gift offered. The gift is NOT redeemable for cash under any circumstance, and therefore has no cash value. However, the gift to be awarded to the Buyer of your home has a CREDIT value of exactly 100% of the amount the buyer paid out of pocket for the appraisal on your home, up to $500. This amount will be applied as a credit on the Settlement Sheet, or will otherwise be credited to the Buyer on behalf of the Seller.

(5) Odds of receiving the gift offered. The odds of being able to participate in this offer are 100%, as long as you meet the various prerequisites, as mentioned elsewhere on this page. The odds of a Buyer being able to claim the gift are 100%, as long as the Buyer meets their prerequisites, as mentioned elswhere on this page.
