Limitations, Restrictions, and other Information

Realtors® and their agencies are regulated by the State of Pennsylvania and adhere to a strict set of rules and regulations. As per Section 35.306 of the Pa Code, please review the following information as it pertains to the FREE APPRAISAL OFFER for BUYERS.

(1) Description of the offer or gift. There is no physical certificate to redeem. Very simply, when you, the Buyer, purchase one of the homes that is participating in this promotion, Action Real Estate will provide up to $500 as a credit on your Settlement Sheet. Since banks usually require the Buyer to pay the cost of the appraisal prior to settlement, this will effectively reimburse you for 100% of the out of pocket expense, up to the limit of $500. This offer is subject to the prerequisites and other terms further described below.

(2) The prerequisites for recieving the gift. To receive the credit of up to $500, you, the Buyer, must purchase a home that is displayed on THIS web page as participating in the Free Appraisal Promotion (check often as new homes are displayed with each visit). To claim your gift, you must purchase your home using an Action Real Estate Agent to represent you. The transaction must successfully close with an actual sale price of at least $50,000 (calculated AFTER any seller's assist is applied).

(3) Limitation on number of certificates or gifts offered. The total number of gifts offered is equal to the number of participating homes displayed on this web page at any given time. Only ONE gift may be claimed by a Buyer. All other conditions and prerequisites must be met to claim gift.

(4) The fair market value of each certificate or gift offered. Neither this offer, nor the gift have any cash value whatsoever. The gift to be awarded to the Buyer has a credit value of exactly 100% of the amount the buyer paid out of pocket for the bank required appraisal of the participating home shown on this page. The credit value of the gift is capped at a maximum credit of $500. The credit will be applied on the Settlement Sheet, reducing the Buyers closing costs by the amount of the credit.

(5) Odds of winning or receiving the gift, prize, certificate, etc. The odds of being able to participate in this offer are 100%, as long as there are participating homes shown on this web page and you meet the various prerequisites, as mentioned elsewhere on this page.
